Your completed claims, with a back office on the acquisition date.
You run the claim. On the acquisition date your client’s directors take on the manager’s job, often with nobody to hand it to. Resident Led is that back office, ready on day one.
What happens after the acquisition date today
The new RTM company takes over management and every duty with it: demands that are only due if they carry the right details, Section 20 on any works, the fire risk assessment of the common parts, and the company’s own filings. Since 3 March 2025 the tribunal can order a company that has fallen short on the right-to-manage duties to make good the default. Most of the directors have never done it before.

The RTM claim pack keeps the claim’s dates, from the notice inviting participation to the acquisition date, and prepares the notices for your review. On the acquisition date the company’s calendar is already filled in: the service charges to be paid over, the information to request from the outgoing manager, the first demands, the fire risk assessment and the Companies House dates. Your client starts with a plan, and you have somewhere to send them.

What we are asking
Five firms to trial it with their next claims this autumn. For each firm’s first client claim the RTM claim pack is free, and in return the firm checks our notice templates against the prescribed forms and tells us what the handover should include. We refer blocks that need a solicitor for a claim to the firms that work with us.

Also for: accountants (a year-end pack in the shape the report needs) and block insurance brokers (renewals with the risk-assessment evidence in order).
