What directors say to us, and what we say back.
The objections we hear most, answered plainly, with the page that backs each answer up.
“We’ve managed fine on a spreadsheet for ten years.”
Then you are good at it. This is for the day you stop doing it, so the next treasurer inherits a calendar and a record instead of a workbook only you understand. Also, run your last demand through the checker. Most pass on the money and fail on the wording, and the wording is what a leaseholder’s solicitor reads.
Run the checker“We have an accountant.”
Keep them. Once the 2027 rules start, the accountant’s report is required by law wherever four or more flats share the costs, so most blocks will keep needing one. What changes is what you hand them: a clean record and a year-end pack instead of a folder of statements.
LAFRA 2024 s.56 (s.21D) (opens in new tab)For accountants: what you get at year end“Can the block pay for this from the service charge?”
Most leases let the cost of management be recovered through the service charge.
Pricing“You’re one person. What happens if you disappear?”
Everything can be exported at any time: demands, ledger, documents, calendar, in formats an accountant or an agent can pick up. The record belongs to the block, and that is written into the terms.
Export and leaving“Our agent does all this.”
Then you are paying £200 to £400 a flat a year for it and the record lives on their system. If you are happy, stay. If you are thinking about the right to manage, this is what the day after looks like.

Before building more of it, we are talking to the treasurers and secretaries who do the job now, to check that the calendar and the demand run are what a block would actually pay for. If you run a block, two minutes on how it runs today would help.
