What happens at renewal today
Someone on the board searches their email for the fire risk assessment, the last electrical report and the lift inspection, and some of it is out of date. Since 31 December 2023 the FCA’s rules treat leaseholders as customers when products are designed, and they can ask the block for a summary of the insurance, which is due within 21 days. When the 2024 Act’s insurance rules start, late 2027 at the earliest, the block must give leaseholders information about each policy, including any connection with the broker, within a period the regulations will set; the consultation proposed 30 days.

The block’s statutory calendar holds each assessment and inspection with its date and the document itself. At renewal the directors export one file of the evidence, and the renewal date is on the calendar with a reminder, as the insurance information will be once those rules start. Leaseholders’ requests for the insurance details are logged with their 21-day clock.
