Put in the company number and the lease. Get the block’s back office.
Six steps, in the order a treasurer meets them. Every screen shown here is a typeset example of the real thing.
Then set up the block yourself, from £39 a month. Pricing.
Set up the block
Enter the company number and the product reads the Companies House record: officers, dates, filing history. Enter the lease schedule: units, leaseholders, each flat’s share, the accounting year, the demand dates. Answer a few questions about the building (height, lift, gas, tanks). Done once, in one sitting.

The statutory calendar fills itself in
Every dated duty that applies to this block, from the regulatory map: Companies House filings read live from the register, identity verification, the ICO fee, the budget before the year starts, demand dates, the 18-month clock on each cost, the fire risk assessment, electrical, asbestos, lifts, legionella, gas, insurance, the AGM. Each with an owner, a reminder and a slot for the evidence. Directors see one timeline; the treasurer gets the emails.

Demands go out correctly, and the record keeps itself
Enter the budget by heading. The product apportions it and produces a demand for each flat carrying the landlord’s name and address, the address for service, the summary of rights in the prescribed words and the payment details. For each flat it keeps the record the law requires: what was demanded, what was received, what is owed. Arrears reminders go out at 7, 21 and 42 days, and a pre-action pack stops where a tribunal order would be needed. Your accountant keeps the books; this is the service-charge record they work from.

Section 20 runs as a file
Notices are generated and served with proof. Both 30-day windows are tracked, observations are logged and estimates are attached. The file exports in a form a tribunal can read. It is sold as a £149 pack first, and becomes part of the subscription from release two.
SI 2003/1987 Sch 4 Pt 2 (opens in new tab)The record keeps six years
Demands, budgets, accounts, invoices, insurance, contracts, consultations, risk assessments, certificates and minutes, organised by the categories leaseholders will have a right to see. Each document keeps its versions and can be searched, and the whole record exports as a bundle. A request is answered with a click rather than a weekend.

Leaseholders see their own account
Their balance and demands, the block’s documents and the calendar, open all year round. They can agree to receive demands and reports digitally, and send a request in writing. When the directors change, the record stays with the block.
LAFRA s.55–57 (digital service, annual report) (opens in new tab)A year-end pack the accountant can start from
At year end the block hands its accountant one file: what was demanded and received by heading, and the documents behind it from the record, in the shape the s.21 certificate needs today and the s.21D report will need once the 2027 rules start. It is a CSV the accountant’s own software can read. The accounts stay with your accountant, who starts from a file instead of a folder of statements.
LTA 1985 s.21 (opens in new tab); LAFRA s.56 (s.21D) (opens in new tab)For accountants: what you get at year endEverything exports, at any time
Demands, the record, the documents and the calendar, in formats an accountant or an agent can pick up. The block’s history belongs to the block, and that is written into the terms.
Export and leavingMost demands pass on the money and fail on the wording. The wording is what a leaseholder’s solicitor reads.
